
Initial meeting (in person or virtual), to discuss the search brief in detail, and agree both terms of appointment and fees.
Any required introductions will be made to any necessary third parties – lawyers, tax advisors, financial advisors etc.
A full market search of suitable properties is then carried out and client report created, followed by a second call/meeting to discuss the selected options and create a short list of properties for me to pre-view on my client’s behalf. Following my pre-views, a further report will be created, providing my objective feedback, in order that the final short list can be created, where my client will be in attendance for viewings (however, accompanied second viewings are not a necessity, and many clients have in recent years, chosen to buy unseen – which can be easily facilitated by means of pictures, videos and live video calls).
Once a suitable property has been identified, I will take care of all the negotiations with the seller/selling agent, until terms are agreed at the best price possible.
Once terms have been agreed, I will work closely with the lawyers, financial advisors, surveyors and indeed any other necessary third party, until the due diligence needed to complete the purchase has been carried out in full.
Prior to completion, usually on the eve of completion day, I will carry out a pre-completion inspection, to make sure that all is in order, before instructions are given by my client to their lawyers, to release completion monies.
Post completion, I will go and collect all keys on my client’s behalf if needed, which is often the case with my international buyers. But, my work rarely stops at completion, as many clients go on to use me for my managed rental service, and further down the line, my managed sale service and very often, introductions are made to interior designers, developers and so forth.
SEARCH & ACQUISITION
ACQUISITION
This service is much the same as the above, except that, in this instance, my client would have identified the property themselves. I have come across this situation many times, where either my client has been unsuccessful at negotiating and securing the property or quite simply they want the ease of my assistance. But, everything, from negotiating on the sale price, through until completion and beyond, will be carried out in the exact same way.
RENTAL SEARCH
Again, this process works in much the same fashion as my search and acquisition service, except of course it would be for a tenancy agreement.
So a full search will be carried out, property pre-views done, reports made, negotiations on price and contracts completed, assistance on all of the due diligence that will need to be carried out on my client (affordability, personal references etc.), and indeed, any further introductions made/assistance where necessary.
MANAGED SALE
Because of my brilliant relationships with the top estate agents in the industry, I am able to offer a fully managed sale service. Here, I will advise on the complete selling process, by the appointment of the appropriate Joint Agent for me to work with and by agreeing the best fee structure I can for my clients.
I will be the only point of contact for my client, and any offers will be put up to me, and negotiated between my client and me directly. Once a sale has been agreed, I will handle the sales process fully up until completion, by monitoring the conveyancing process in full – in much the same way I do with an acquisition. This service offers the size and global reach of an industry-leading estate agent, but with a bespoke and dedicated service from me.
MANAGED RENTAL
As above, this service offers my clients with the best of having the reach and profile of a leading estate agency, but having a personal service from me,
where similarly to the selling side, I will advise on the whole process.
I will appoint the most appropriate rental agency, negotiate on the fees, take care of negotiations on the rental figure and contract terms, and if the agency’s property management service is also used, I can be the point of contact for any management issues going forward and I can authorise any repairs.
This service often works very well, where my client is based overseas and the time difference can prove a problem.
CONSULTANCY
Over the past few years, as the property industry continues to evolve, and much change has been seen in the digital world, I have provided a number of start ups with my time, consulting on how the sales and rentals market works for prime property. Day rates can be agreed for any type of property consultancy required.
